The project at 65 Brock Ave. evolves from the context and zoning conditions unique to this site. Set at the edge of a residential neighborhood, bifurcated by the CPR and CNR railway lines, the complex must mediate between the fast and loud conditions of the trains and industrial sites to the north and quiet, serene conditions of the residences to the south and west.
The 10 storey portion of the building is located on the north, facing the railway. This gesture intends to create a sound buffer for the low-rise residential units. The building turns towards the downtown core which presents a clear view of the city. The railway’s path cuts the city resulting in uninterrupted views to the sky line. The lower portion of the building compliments the neighborhood, with 3 storey residential units as well as retail spaces and a day care facility on the lower level which serves as an amenity to the community. The courtyard will be accessible from two ends, allowing residents and surrounding neighbors a convenient entrance point.
