This multi-unit residential project at 65 Brock Avenue responds to a unique site context and zoning conditions with different massings to mitigate sound and optimize views.
The 10-storey portion of the building sits on the north side, facing the railway tracks and the downtown core. This siting strategy offers unobstructed views of the city skyline on the one hand and creates a noise buffer for the adjacent low-rise residential units on the other. The lower three-storey units harmonize with the neighborhood, with retail spaces and a daycare facility at grade to enhance the community’s amenities.
